Renter's Insurance: Proof of renter's insurance with a minimum of $100,000 liability coverage required before move-in and throughout the tenancy.
Screening Fee: A non-refundable application/screening fee of $49.99 is charged per applicant over the age of 18 by the Landlord's screening service, RentSpree, in compliance with California Civil Code Section 1950.6 and AB 2493. This fee covers the actual costs of credit, income, and reference checks and may be fully refunded by the screening service if no screening is conducted on your application, but the applicant must contact the screening provider directly.
Portable Screening Reports: Applicants may provide a valid portable screening report (less than 30 days old) in place of a new screening to avoid duplicate fees.
