    Chippewa County Ag Belt halfway between St Ignace and the Soo. 92 acres of mixed timber and 56 acres of open field agriculture along a half mile of road frontage. Cabin is two story stick-framed on a slab and was built in the 90s. Electrical power comes in from the road and there is underground service from the last pole to the cabin panel. There is a well, septic, water heater, propane furnace and pellet stove. Recreation Access: The property has deer, turkey, grouse and woodcock during hunting season. The winters are UP harsh and deer and turkeys move off in Jan/Feb to the cedars a couple miles south. They come back at green up in the spring and are resident all the way through late season. Snowmobile trail UP472 comes through Rudyard and can be accessed with a short ride on back roads. This is a large parcel with a lot of potential. A great neighbor is currently taking the hay off the north half of the field and has equipment to assist with the trail maintenance and food plots. He also keeps an eye on the place. The cabin is remote, quiet and on the grid. Rudyard is close enough for fuel and hardware store runs. The Soo is twenty minutes for bigger needs and groceries. The cabin is livable as is with hot running water and electric, but it is a project. It was built as a hunting cabin with garage doors and other odd features. In the last two years, the garage doors and 100 year-old, five-hundred pound wood stove have been removed. A new service door and windows have been installed on the 1st floor. A furnace has been added with a wi-fi thermostat. It is heading in the right direction but there is a lot to be done. As with all property in the Rudyard/Pickford areas, the parcel is flat and the soil is heavy. The spring and fall rains take a while to get off the property through the planned contour drains in the hay field and the natural drainage in the timber to the creek on the west side of the property. All furniture, equipment, lumber and project materials will convey with the sale. There is a riding lawn mower, snow blower and yard trailer.
