**Utilities
1. **Electricity and Water
- The Landlord agrees to provide electricity and water services for the Premises.

- Any usage exceeding the cap amounts will be the responsibility of the Tenant and shall be paid by the Tenant within 10 days of receiving a notice of the excess usage charges.
**Security Deposit
