Rental Qualifications: -Applicant must have current valid photo identification and a valid social security number. -Applicant's monthly recurring household income must be equal to or exceed three (3) times the monthly rent payment. All income must be from a verifiable source. Unverifiable income will not be considered. Bank statements/tax returns will not be concidered without verifiable recurring proof of income (pay stubs, employment verification letter) -Applicants must receive positive references from all previous landlords for the previous 5 years. -Applicant may not have any evictions or unpaid judgments from previous landlords. -Applicant must exhibit a responsible financial life. Credit score must be a minimum of 680. -A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility. -Applicant must be a non-smoker. -An employment verification will be performed for all adults on the lease. Letter or Employment, Offer Letter or current paystubs are sufficient. -Occupancy is limited to 2 people per bedroom. -Prospective tenants will be required to obtain a renters insurance with $300,000.00 minimum liability coverage upon signing the lease.
