Property not available until APPROXIMATELY December 15, 2025. Clean, Comfortable, Unfurnished, 2 Bedrooms 1 Bath house with few trees in desirable semi-country atmosphere. Central Air & Heat. Nice refrigerator less than a year old. Attached 1-Car carport. Conveniently located close to grocery stores, dining, etc. approximately 5 minutes from SH-99 and Gosling Road. A water well is on the property so you will not have a water bill. Due to limited septic system Landlord will consider renting to: (a) a single person; (b) two adults; (c) a couple with a child up to age 6; (d) a single person with a child up to age 6 and a teenager; (e) a single person and a teenager. A 10 x 10 storage shed is included with an electric light inside. A burn pile is not allowed. Owner has reputation for prompt replies to your requests for assistance.
Lease term will be for a minimum of twelve (12) months. Tenant required: (a) put all utilities in their name effective Move-In Date; (b) purchase Renter's Insurance for contents and personal liability insurance to be effective on Move-In Date with Landlord named as Additional Insured; Landlord provides water well so Tenant will not have a water bill. Only two (2) vehicles will be allowed in designated parking spaces (short-term visitor vehicles will be allowed); Tenant must adhere to additional Parking Rules due to septic lines; Tenant at Tenant's expense will maintain the lawn including regularly pick up and haul off fallen tree limbs; pay for garbage and trash pickup. Landlord will be responsible for selecting, scheduling and paying for all repairmen. House will be bug free at time of Move In; afterwards Tenant pays/maintains pest control at your discretion. No water beds or trampolines alowed. No pets allowed; No smoking allowed.
Non-Negotiable Approval qualifications to rent are:
Gross Monthly Income 3x monthly rent (must provide copies of last two months' paycheck stubs)
Verifiable job history (two+ years consistent employment)
FICO credit score 670 or more
No evictions/broken leases
Must pass Criminal Background check:
No felonies or misdemeanors
No aggravated physical assaults
Approval process requires:
Applicant(s) 18 years old and above are required to fully complete a rental application
Applicant(s) must provide copy of valid driver's license
Applicant(s) must provide last three (3) years' rental history with contact numbers
Applicant(s) must provide last two (2) months' cleared rent/mortgage checks or bank statements
Applicant(s) must provide names, addresses, phone numbers of three (3) personal references who have known you at least two (2) years (no relatives)
If self employed: Last three (3) years tax returns
After completing Rental Application and providing copies of all documentation referenced above a $50 fee per applicant must be paid to Owner. The $50 fee is to be used to run your Criminal Background check. If you pass the Criminal Background check AND you meet all other rental requirements you will receive a $50 credit to your first month's rent.
Each applicant must pay $16.50 for Landlord to run their credit report. If you have a credit score of 670 or more and you meet all other rental requirements the $16.50 will be credited to your first month's rent.
Upon approval:
$2000 Deposit must be paid at lease signing, first full month's rent due 48 hours prior to Move-In Date.
