Residential Rental Contract.
Evidence terms and conditions, under which the Parties; OWNER and RESIDENT, below Sign agreeing to the following:

Term 1.
Monthly payment.
The Resident agrees to pay US$2,300 per month, during the first 5 days of each month.
Term 2.
The duration of the contract will be for a period of One (01) Year from the date of contracting or signing the contract.
Term 3.
Payment of rent and/or other charges must be made according to the method designated by the owner. "Wire transfer".
Term 4.
The owner must generate acknowledgment of receipt of payment of rent or other charges made by the Resident.
Term 5.
Security deposit, equivalent to one month's rent. And will guarantee compliance with the terms of this contract. It will be refunded to the RESIDENT, within days after the house has been completely vacated. Less any costs related to: a) Non-payment. b) Cleaning Cost. c) Cost of replacement of Keys and/or Facilities, areas, above normal wear. d) Any other amount that is permitted within this agreement and within the legal terms.
In the event that any damage occurs that the deposit does not cover, the RESIDENT must immediately cover said costs for damages to the property.
Term 6.
Late Payment Fee.
A percentage will be charged to the monthly payment amount (2,300$/M), if there is a DELAY in payment, after the payment deadline (first 5 days of each month), as shown below:
5% ($125): 5 days late.
20% ($500): 5-9 days late.
50% ($1,250): 10-15 days late.
100% ($2,500): more than 15 days late.
Term 7.
Public services.
The RESIDENT AGREES TO PAY ALL utilities and services based on occupancy of the residence. From the first day they move into the property.
Term 8.
Occupants.
Guests staying for more than 15 days at the property, who are not mentioned in the contract, must have written approval from the owner. They can also obtain express consent in advance.
Term 9.
Any Pet have the consent of the owner, said consent will be in writing. Said consent may be revocable.
Term 10.
Hazardous Liquids.
Flammable or Hazardous Liquids are not allowed inside the Property, without authorization from the Owner.
Term 11.
Parking lot.
The parking areas of the residence, as well as the Garage, will be solely and exclusively for parking passenger vehicles. Cargo vehicles and heavy machinery are not allowed. The parking area is included just within the front limits of the residence and the garage area.
It is not permitted to use neighbors' parking areas without their consent.
Term 12.
Noise.
The RESIDENT agrees not to Cause Noise or Activities (such as parties or meetings) that generate Noise that disturbs the tranquility of the neighbors. In the event of gatherings on the property, neighbors must be informed in writing in advance.
Term 13
Of electrical appliances.
The OWNER is not responsible for damage to electrical appliances that the RESIDENT has acquired and in use on the Property.
Term 14
Facility Condition
The RESIDENT acknowledges that he has examined the facilities, accessories, furniture, plumbing, heating, electrical installations, and all the elements that make up the property, accepting that they are in good condition, unless otherwise specified to the OWNER in writing, indicating the failure, defect or problem.
Agreeing to immediately pay the costs of repair and/or replacement of any element of the property damaged by the RESIDENT, and/or guests.
Once the contract is completed, the Property MUST be returned with all the aforementioned elements in good condition. Free of all personal property of Residents.
It is understood that any Holes, Stains, Rips, Burns on any part of the Property that is not part of reasonable wear and tear, is understood as deterioration.
Term 15
Property Alterations.
The RESIDENT WILL NOT alter the conditions of the Property, will not be able to place signs outside the Property, or displays, will not change Locks, will not wallpaper the internal walls of the Property or paint the external facade or any other action that changes the original design of the Property. property without Prior Authorization of the OWNER.
Term 16
Property Maintenance.
The RESIDENT agrees to place the garbage and/or waste in the garbage container, in a clean and orderly manner, being responsible for the proper use of said container.
The Resident agrees to pay for the maintenance of drains, pipes or any other plumbing element that is clogged, in sinks, dishwashers, bathtubs, showers, toilets, dishwashers.
The RESIDENT must keep the backyard and the front of the house clean.
Term 17
Change of Conditions.
The terms of this contract are subject to change, as long as the RESIDENT requests such changes in writing to the OWNER justifying them, and the OWNER, once evaluated in accordance with the rules of coexistence of MIDLAND and current Laws, may issue a response. to the RESIDENT.
Term 18
Rules to respect.
The RESIDENT agrees to be an exemplary citizen who respects the established agreements, respecting the neighborhood, the neighbors, nature, schedules, and taking care of the house. In addition to maintaining effective communication with the owner of the PROPERTY in anything he considers appropriate.
