All income sources must be verifiable. Rental History Positive landlord references required. No evictions, lease violations, or damage at move-out. Written proof of rental payments is required (no handwritten receipts). Background Checks If required, a criminal background check will be conducted after you meet credit, income, and rental history criteria. As required by the Just Housing Ordinance, only convictions will be considered not arrests, sealed, or expunged records. If a conviction is found, it will be evaluated based on type and severity of offense, time passed since conviction, and evidence of rehabilitation.
