Occupancy
The premises shall be occupied solely by the individual(s) named on this Lease. No overnight guests or additional occupants are permitted at any time without prior written consent from the Owner.
Pets
No pets of any kind are permitted on the premises, including but not limited to dogs, cats, birds, reptiles, or other animals. Violation of this provision shall constitute a material breach of the Lease.
Smoking
Smoking, vaping, or the use of tobacco, cannabis, or any other smoking substances is strictly prohibited inside the dwelling unit and anywhere on the property. Any violation shall be considered a material breach of the Lease and may result in termination and/or financial liability for damages.
Furnishings
The premises are leased as a fully furnished unit. Tenant agrees not to remove, alter, or replace any furnishings without prior written approval from the Owner. Tenant shall be responsible for any loss or damage beyond normal wear and tear.
Utilities
All utilities are included in the rent unless otherwise stated. Tenant agrees to use utilities responsibly and in a manner consistent with normal residential use.
Maintenance and Condition

Breach of Lease
Any violation of the terms herein shall constitute a default under this Lease and may result in termination of tenancy, eviction, and/or other remedies permitted by law.
