The house is in a flood zone. Holds water in yard septic doesn’t work properly and there is a constant roach/bug problems although you have it sprayed every 2-3 months bugs always come back due to the water and how it holds water under the house. No crawl space to get under the home to fix duct work. Central heat doesn’t work only the air and it half way does the job. This house needs a lot of work before you jump in on a rent to own lease
