Utility/laundry room is on HVAC run, but enclosed front porch is not. Barn style detached garage (no door) at end of long dirt driveway. - Small pet is allowed with non refundable pet fee of $250. Pet breed and size must be approved by landlord prior to occupancy. Dog is not allowed to free roam or be chained outdoors. - Tennant is responsible for cutting grass and surrounding shrubs. - Tennant is responsible for electric, propane gas, and any internet/cable connections. - Landlord is responsible for well water and septic tank. - Refrigerator, and gas dryer are provided at tenant move in, but are not considered as part of rental contract. Should either of these appliances break, landlord is NOT responsible for repair or replacement. Tenant must give landlord one week notice should they decide they need either refrigerator or dryer to be removed. - Smoking in home and enclosed porches is prohibited. - Prior landlord reference and credit check is required.
