It can be used as a standard soaking tub, but the jacuzzi jets do not function, and the owner will not seek to address or repair them during the tenancy. There is outdoor patio furniture, a ping pong table, a foosball table, and a pool table with accessories (all left as-is with no owner warranty on them). Landscaper included with rent, and will oversee weed abatement and care of property, landscaping, and grove. Please note the grove is off limits to the tenants and not included with the rental of the home and property area it surrounds. Also, the owners will have a detached shed located behind the garage on the slope, which will not be included with the lease or for the tenant's use. Routine monthly pest control (Fowler Pest Control) is also included with rent! Utilities Not Included, which will be the tenant's responsibility, are: Electric through SDG&E, Gas through AmeriGas Propane, Water through Rainbow Water District, and Trash Service through Fallbrook Refuse EDCO. Any questions regarding utilities, please ask before applying. It is the applicants'/tenants' responsibility to satisfy themselves with all questions and clarifications they may have or need before proceeding. This home has central heating and AC, and is on Septic. Please note that any stoppages or clogs will be the tenant's responsibility during the lease. Be careful what goes down all drains. Please note that the fireplace in the primary bedroom is inoperable and should not be used during tenancy, and the owner is not going to address it at this time. Please note this home comes with a "shared" locking mailbox built into the hill on the service road leading up to the home; it is shared with the other resident neighbor, only they and the tenant will have a key and access to it. If the tenant does not wish to use this shared box or arrangement, they are welcome to get an off-site PO Box, at their own expense, but the mailbox key will be provided with the lease of this home. A Renter's Insurance Policy will be required on behalf of the tenant/s residing in the home. And owners and/or mgmt will be required to be listed as an additionally noted / insured on the policy. Please note the owner or us as the mgmt. may require a few extra days before the scheduled move-in date for a final once-over cleaning and wipe-down detail of the home to be performed. The owner is currently working on getting a few final items out of the home, including the two wall-mounted flat-screen TVs, as shown in the video and advertising pictures. They will not be conveyed or included after final discussions, and they will be stored in the locked room within the garage. This room does not convey as well, and tenants will not have access to it. The working avocado grove on the property will be maintained by the owner and their grove caretaker, and while tenants are welcome to pick a few pieces of fruit for personal use only, they are not allowed to pick large quantities, and the grove is not included with the leasing of this home. We are happy to supply a sample lease agreement to you ahead of time, just ask. Please note your final lease agreement may include additional disclosures and/or addenda as needed and with regard to the home and property.
