Will allow small pets and owner does keep his boat on side of property for renters. Tennant pays for water and snow removal. House has beach right at Elbow beach. I would add new roof prior signing; value of home would be valued by two independent appraisers of your choice and structured in lease.. The house would be your option to buy at end and so your $400 x 36 month plus deposit would be removed from appraisal predetermined sales price or would could provide a credit back at closing. If you dont buy then you walk (you do not get back the $400 mo credit). Yes there are bad deals out there this clearly is not. I need the money in 2-3 years to buy beach home when I retire (so I can 1031 exchange and avoid gain)......Open to slight variances in deal.
