    What's special

    Selling my playground because we have a baby on the way! The house will come semi-furnished as is if desired. The house is a 3 bed, 2 bath 1,300 square foot, 4-side brick ranch. The house was completely renovated in 2012 and 2013 from wall to wall. The house is on a permitted septic system, city water, and Georgia Power electricity. It has never been lived in full-time, but was primarily used as a weekend retreat and man cave. I will also include a 1980 Kubota L245DT tractor with 4' bushhog and a 1990 Jeep Cherokee (bill of sale only). I really enjoy the land, and have used it as my skeet shooting range and for jeeping around. The house is on the north side of the road, and the land is all on the south side of the road. The land is probably 2/3 wooded with some clearings. The land is almost completely flat over the whole tract. There is a rustic barn that has a meter base, but power is not connected at this time, but power pole and line are there. All you need is a new panel installed and GA Power to turn it on. There is also an old abandoned trailer on a permitted septic system on the opposite site of the road. Between the septic and power, the infrastructure is there to build a separate house, put a trailer, or set up for an RV or camper. There is a nice creek that we have put a pedestrian bridge over that is built on an old camper frame. There are a number of black walnut trees, blackberries, and muscadines across the property. There are also deer and turkey. The property adjoins thousands of acres of timberland to north, south, and west, so there is really only one neighbor to the east. No sign in yard and no mailbox.
