A pre-application may be submitted, but no formal application will be processed until all required documentation has been received. Hold Fee A hold fee equal to one month's rent is required to take the property off the market and hold it until the lease is executed. Once the lease is signed and tenants have moved in, the hold fee is transferred to the security deposit. Minimum deposit is one month's rent; the final security-deposit amount may be adjusted based on credit report and rental history. Application Requirements Every occupant 18 years or older must submit an application. Applications are online only. Incomplete applications or missing documents not received within 24 hours will forfeit their place and we will move to the next applicant. Rental references will be contacted and must be in good standing. Credit Criteria Credit reports (or similar) will be run on all applicants. Credit history feeds into our scoring model to determine eligibility. Security deposit levels vary based on credit and rental history. Automatic denials for: Open bankruptcies or bankruptcies within the last 5 years Evictions or landlord judgments for unpaid rent in the last 3 years Negative payment histories or delinquent accounts will be considered. Applicants without a scorable credit report may be denied. Income Criteria Combined household income must be at least 2x monthly rent. Employed applicants: last four weeks of consecutive pay stubs (or two months if paid monthly). Self-employed applicants: last two years of tax returns + three months of bank statements. New-hire applicants: offer letter on company letterhead confirming start date and compensation. Other verifiable income (social security, child support, disability, etc.) requires three months of bank statements if not directly verifiable. Security Deposit & Fees Security Deposit/Fees Notice: Once approved, tenants have 48 hours to pay the full security deposit in certified funds (cashier's check, money order, or check). Administration Fee: $150 (covers lease preparation, move-in coordination, tenant portal setup, and recordkeeping). Pet Fees: Dogs under 30 lb: $500 (first pet), $250 (additional); $25 /mo per pet Dogs over 35 lb: $1,000 (first pet), $500 (additional); $35 /mo per pet Utilities & Maintenance: Tenants responsible for water, trash, lawn care, and electricity.
