Applications will prioritize your spot in line to tour the property. Although tours can be scheduled without an application. 2. Tours can be scheduled via Zillow or phone call/text and will be scheduled on a first-come-first-served basis. 3. A holding deposit, equal to one month's rent, is required to finalize all applications once the tour has occurred in order to secure the property and take it off the market. a. Holding deposits can be made in person via cashier's check, cash, or Venmo/Cash App. b. Upon final application approval and receipt of signed lease agreement, holding deposits will be converted into the required security deposit (equal to one month's rent). If applications are denied, the holding deposit will be refunded to the applicant. c. If the applicant is approved but chooses not to lease the property, the holding deposit will be forfeited and not refunded. 4. Keys will be given on the date of move in upon completion and signature(s) of the lease agreement along with the payment for the first month's rent. 5. Smoking or drug use of any kind on the property is strictly prohibited. 6. Medium dogs (30lbs or less) are allowed for $50 per month, per pet as pet rent. Limit of 1 dog. No cats or large dogs allowed. 7. A cleaning fee of $350 is required upon termination of the lease and will be deducted from the security deposit. 8. All utilities to be transferred to tenant and paid for by tenant. 9. Landscaping and yard maintenance is the responsibility of the tenant. This including trimming of shrubs and bushes as needed.
