    Located near Boston, yet somewhat isolated, this home has a comfortable layout, and ready to move in. It’s bordering hundred’s of acres of conservation land, that spans both sides of the Concord river for more than a mile. This property has 100' of frontage at the most wide and pristine section of the river, considered by many as the nicest location on the Concord river. The fishing is great, and no shortage of birds and wild life. Comps, (comparable locations) couldn’t be found, despite a valiant effort from realtors. The river here, and the property location is unique. Looking across from the property’s river front, undisturbed conservation land continues for over a mile to the south. Adjacent to the property, a few somewhat shielded south neighboring properties set further back. Not much but trees to the north bridge as well, except for the marina and Tufts University crew house/dock that can’t be seen unless you look hard left standing in the water. From the river bank looking out, no homes can be seen either direction, although there are a few set back on one side. The large screened in room facing the river could easily be made into a four season room. This would bring the living space sq. footage up to 950 sq. feet. It also has a large storage area in a finished section of the attic that has decent height, and a loft over the kitchen, also not counted in the posted square footage. The home has town water and sewer, and is fully insulated. The bathroom is small and in fairly good shape. The roof is 4 years old. The home has 220 volt electric heat with a wall thermostat in each room including the bathroom. There is also natural gas from the street, and once heated by an 85% freestanding gas fireplace that included, with the vent pipe parts, but re-installation labor would not be included. A masonry fireplace is present, fitted with a modern 80% efficient wood stove insert with steel chimney liner self-cleaning glass, costing $3300. This makes whole house heating economical, with the electric heat minimally used to balance out the temps, and to warm the bathroom. A recent downside of such close and easy access to the river, is that this side of the river has been recently labeled with an unfair 'flood designation'. This house, and others on the street with the same elevation, have not had flood related home damage. Every other year or so, spring snow melt water gently rises onto the back yard and sometimes onto the lower driveway, but there is still enough dry 1600 sq/ftdriveway to park four cars. The water has never entered or reached any living space. There has been no damage in the 80 years it has been in the family. The water does not rise up every year, but when it does, it is gentle(not moving water) and it never overtakes the upper part of the basement, which is a 600 ft.² crawlspace, with an average ceiling height of about 5-6 feet. The town of Billerica has no issue with new home construction on the same footprint, and a dock to replace the old dock, if the concrete footing remnants qualify as proof of an existing dock.
