The first floor is one apartment. The second floor is the other apartment. That is one apartment on top of the other. The apartment that is currently available is on the first floor. They are four rooms with a total square footage of about 850 sqft. Your big bedroom is 12x14, the small bedroom is 12x12. You get a nice big living room about 15x15 and a nice eat in kitchen about 12x14. There are plenty of cabinets and a decent amount of counter top. There is a stove and refrigerator. Some have dishwashers some don t. There is a full basement that you have to share with the other tenant. You get one half they get the other. The heating systems are located in the middle so they kind of divide the space in half. Your washer/dryer hook ups are located in the basement. There are separate hook ups for each apartment. The buildings are located on a two acre lots and are scattered around town. They are not all in one location and are mixed amongst normal single family houses. People like them because it is an apartment that kind of feels like a house. There is parking for two cars, a yard you can grill in etc. we cut the grass and do the spring and fall clean up. We do have some restrictions about swing sets and outside storage. The tenant is responsible for snow removal. The rent is generally around $1300 a month,(depends on the apartment) no utilities included; security deposit equals one months rent. Sometimes rent can be higher if some rehab work has been done such as a new kitchen or bath. The heat is oil fired hot air, you should figure about two tanks of fuel to get through a heating season. That is about 500 to 600 gallons. Your hot water is usually a 40 gallon electric hot water tank. They do an application, credit check, and landlord references. You should have a gross income of about $46,000 a year. Your credit should be good. Generally they are looking for a credit score of 650 or better. They don t accept dogs. Sometimes they will allow a cat but not ferrets, rabbits, guinea pigs, etc.etc. Teanant pays all utilities.
