Under no circumstances can the applicant remain in a unit where occupants exceed the maximum occupancy standards. * Tenant is responsible for utilities, including, but not limited to, water, sewer, power, internet, etc. * The premises may only be used as a residence. * The lease duration is 1 year unless otherwise approved in advance for special circumstances. * No smoking inside the residence. * Pets must be approved in advance by landlord in writing. * Locks: Tenant is prohibited from adding locks to, changing, or in any way altering the locks installed on the doors. All keys must be returned to Landlord upon termination of the occupancy. * Parking: Non-operative vehicles are not permitted on premises. Any non-operative vehicles may be removed by Landlord at the expense of Tenant and stored or sold at Landlord's discretion. * Guests: Tenant shall be responsible and liable for the conduct of his/her guests. Acts of guests in violation of the agreement or rules and regulations may be deemed by Landlord to be a breach by Tenant. * Noise: All radios, televisions, etc. must be turned down to a level of sound that does not annoy or interfere with neighbors. * Tenant shall maintain yard and shrubbery. * Pets: No animals, birds, or pets of any kinds shall be permitted on the property at any time unless prior written approval of Landlord has been obtained. * Modifications: No painting, installation or modifications of any kind shall be permitted on the property unless prior written approval of Landlord has been obtained.
