Rental Requirements Applications will be declined for any of the following: -Any eviction within the last 7 years -Two or more late rental payments within the last 24 months -Verified negative references from a previous landlord or employer -Falsified, incomplete, or unverifiable application information -Gross monthly income below 2.5x the rent -Convictions within the last 7 years for: *Felony violent crimes against persons or property *Sexual offenses *Child abuse or other crimes that pose a direct threat to the health, safety, or property of others Note: Arrest records or convictions not directly related to tenant safety or property security will not be considered. Security Deposit & Additional Terms Standard Security Deposit: One (1) month's rent, refundable. Security Deposit May Be Increased for the Following Reasons: -Pet deposit: $400 (refundable) in addition to the standard deposit -Credit score 600 699: 1.5x security deposit (extra 0.5x refundable after 12 consecutive months of on-time rent payments) -Credit score 500 599: 2x security deposit (extra 1x refundable after 12 consecutive months of on-time rent payments) -Income between 2.5x and 2.99x the monthly rent (see Income Requirement above) -Employment at current job less than 2 years -No prior rental history ("new renters") Reusable Tenant Screening Reports (RCW 59.18.257) We do not accept printed or emailed copies of tenant screening reports directly from applicants. If you wish to use a comprehensive reusable tenant screening report, we will only accept it directly from Zillow Rental Manager (our screening provider) or another pre-approved screening service, transmitted securely from the company to the landlord.
