This house has been completely remolded and is move-in ready. Rental is equipped with a refrigerator, stove, dishwasher, electric water tank, and hookups for a washer and dryer. Brand new vinyl plank flooring is installed throughout the house. Brand new fixtures throughout the house. This house sits on an acre of land in the countryside outside the city limits of Arnaudville. The rental includes the use of the large storage building and plenty of yard to enjoy the outdoors. This is a smoke and vape free home. Pets are allowed but are restricted to one small indoor pet under 20 pounds. There is a $350 nonrefundable pet fee. All potential tenants over the age of 18 must complete an application prior to scheduling a viewing. Applications fees apply. Security Deposit is $1,300 and Monthly Rent is $1,300. Utilities are not included in monthly rent. Both are due upon signing lease agreement prior to moving in. Only those listed on the application will be allowed to occupy the home. Small pets (20 lbs or less; cat or dog) are permitted, but require written approval before moving them onto the property. There is a $350 non-refundable pet fee per pet. Max 2 pets at one time. Tenants are responsible for all utilities in their own name. Water is through United Water Systems Inc. Electricity is through Slemco. Trash pickup is through the parish at no charge. They pickup the cans on Wednesdays. The house is not equipped with natural gas. Grass must be maintained by the tenant or a lawn care of their choosing. Grass (including the ditch area) must be cut at a minimum of every two weeks during the growing season. Any trash blown into the grass from the streets should be picked up promptly. Cable and or Internet is not currently installed on the house. If the tenant is interested in having it, the tenant is responsible for all fees associated with the install and monthly fees. Any installs require prior approval from the Landlord, and landlord must be present for the install. There is no illegal drug use on the property of any kind. There is no smoking or vaping inside the home. Tenants can smoke cigarettes and cigars or vape outside only.
