Lease duration is negotiable (month-to-month or short-to-midterm) with a 30-day notice period for renewal or termination by either party.

If a dog is present, lease approval is contingent on a successful "play date" with owner's dogs. A $500 non-refundable pet deposit is required.
Owner covers maintenance and repairs at no cost to tenant, including lawn care, snow removal, and pest control. Tenant is asked to promptly report any issues.
Upon lease approval, tenant must provide proof of renters' insurance naming owner and property address (GEICO recommended).
Rent assumes single occupancy per room and is $1,200 per month plus 33% (one-third) of electricity and gas costs. Security deposit is $1,200, refundable within 30 days of tenancy end.
High-speed internet, Hulu Live, and Amazon Prime streaming are provided at no cost to tenant.
The property passed radon testing (mitigation system installed), has no bedbug history, and contains no lead paint. Built in 2010, it has been 100% owner-occupied since then.
Tenant is responsible for keeping their room clean and sharing in cleaning common areas (bathrooms, kitchen, dining, living room, closets).
