Great family neighborhood, neighborhood traffic only, large front and back yards, covered and off street parking, interior painted prior to current tenant, new bedroom flooring, separate dining room, new air conditioning unit, house located in Kerens city limits on south side of Hwy 31 away from the railroad tracks, within one mile from local grocery store and school. Renter is responsible for electricity and water. Smoking must be done outside; prefer non-smokers. All butts and smoking refuse must be properly disposed or a $1. charge per butt will be incurred. Extra pet deposit of $500 per pet which is returned at end of lease if no damage and all excrement is removed from outside. Off street parking is available, plus on street parking on two sides of the house. Renter will need their own stove, refrigerator and wash machine/dryer. An older shed is on the property which renter has access to use for an extra $50 per month for first year. The $600 accrued for shed rental is returnable if all belongings are removed and shed is swept clean at end of tenancy. Lawn care is the renter's responsibility with the lawn needing to be cut at least every 10 days during the growing season (February through November.) If taxes/insurances decrease in the next year, rent will decrease accordingly. The lease is for one year. Rent is due on the first of each month and there is a $5. per day late fee if not paid on time. No roof satellite dishes, etc.
