12. DEFAULT

Landlord may issue a 3-Day Notice to Pay or Quit (Mississippi standard for nonpayment).
If not cured, Landlord may proceed with eviction through court.
13. MOVE-OUT CONDITION
Tenant must:
Return keys
Remove all personal property
Leave Premises in broom-clean condition
Failure may result in deposit deductions.
14. SMOKE / CARBON MONOXIDE
Tenant acknowledges smoke detectors are installed and agrees not to disable them.
15. LIABILITY
Tenant agrees to carry renter's insurance (recommended but optional you may require it).
Landlord not responsible for Tenant's personal property loss.
16. ENTIRE AGREEMENT
This Agreement contains the entire understanding between the parties and may only be modified in writing.
17. RENTERS INSURANCE
Tenant shall, at Tenant's sole expense, obtain and maintain a renters insurance policy for the duration of this Lease.
The policy must include:
Minimum $100,000 in personal liability coverage
Coverage for Tenant's personal property
Landlord listed as an "Interested Party" or "Additional Interested Party" (not as an additional insured)
Tenant must provide proof of coverage prior to move-in and upon renewal of the policy.
Failure to maintain required insurance shall constitute a material breach of this Lease and may result in termination.
Landlord's insurance does not cover Tenant's personal property, loss of use, or liability for Tenant's actions, guests, or pets.
