    What's special

The house has been rented through Airbnb and Craigslist for $2,400/month. It has been only 1 week vacant in the last 6 months! The house will come 90% furnished (most of the European antiques and modern design furniture and tools and lots of collectables will stay in the house) This unique mansion is situated on the top of a hill slope and offers amazing views over Burnett Ranches valley and beyond up till Blanco on the horizon. All this with only 2-3 houses in your view! You also get access to one of the most amazing swimming holes in Texas!! It is super private, quiet and unspoiled nature! Your own Barton Springs! Not to share with whole Austin, but only with the great community of Burnett Ranches! Owners only have access to this unique place! This amazing swimming hole is 2,5 miles from the house, and far enough away to NEVER get in trouble with floods. Some info about the house and its surroundings: The house was build in 2006 out of AAC block (so no traditional wood walls and plywood or sheetrock, but solid walls). These blocks offer multiple advantages such as fire retardant, superior insulation, no rodents in the walls, etc... The roof has SIP panels (Structural Insulated Panels) It is so well insulated and energy efficient that your average electrical bill is about $150/month. The house is also 100% on rainwater collection (I have a 10,000 gallon tank). In all 10 years I have NEVER run out of water. The water quality is just amazing. No chalk traces on the shower windows, your hair is softer than ever and it just tastes amazing... no nasty chlorine in the water needed. There is almost 10 acres of land with about 2 acres deer fenced off. That allows you to have beautiful plants, veggies and trees (dogs) in this gated area. The whole area is connected to an automated irrigation system (using the back-up well for this) to provide these drought resistant plants with some needed water at times. Yes, there is a well on site that was drilled only 5 years ago. The fruit trees and grapevines provide tons of fruit every year. They are well rooted after 7-8 years. There's a cascading outdoor shower and a spring. The grey water runs into a tank with lilies (they filter the water and provide beautiful flowers). From there, the water overflows into a bigger tank which attracts tons of wildlife (deer, turkeys, foxes, herons, etc) Inside the house which is about 2,550 ft2 of livable space, you will only find high end and energy efficient appliances (Bosch, LG). Also, the house looks and feels old. That is because most of the materials are really old. I took barns down, recycled old floors and indoor doors and ceiling beat board. There is a 2zone AC system. One for the main house and one for the bedroom and bathroom area. There's a Geberit dual flush hanging toilet and an antique copper custom made sink. The whole house has speaker (multizone). On the porche, bathroom, bedroom and surround system in the living room. The kitchen has a big cast iron sink, Bosch dishwasher and a huge storage, separated by an antique cooler door from the Shiner warehouse. The beams of the heavy timber structure are from an 100+ years warehouse in Galveston. There is a 2 car garage and a storage unit. Also a green house, made with old windows and doors. There is a double electric meter ready for use if you decide to add additional buildings (B&B, guesthouse) with plenty areas on the land that would allow you to still preserve your own privacy and peace. You could even put two other driveways in without ever seeing the other people.
