The apartment is at ground level with its own private entrance and keyless entry. It is well-appointed with high-quality furniture, luxury bedding/linens, Wi-Fi, smart TV, walk-in closet, outdoor patio table and chairs, washer/dryer, induction stove, cookware, and kitchen accessories all brand-new. The rent includes monthly cleaning service and all utilities. Parking is on-street. We are both full-time professionals living onsite and we have been landlords for almost 15 years. Chris is an engineer and handyman who will handle all maintenance and repair tasks. We are keen to welcome individuals to this apartment not just as renters but as friends and community members. The apartment is located below our bedroom so, while we went to reasonable effort and expense to soundproof between the floors and ceiling, we all will benefit from mutual consideration for noise levels. The space: Enter into a combined kitchen and a living area with a sectional couch, coffee table, and two-seat dinette. This area has a large front-facing window and another smaller window along the side. The separate bedroom is in the back of the unit and has a queen bed, two nightstands, a fold-down desk & desk chair, egress window, and a walk-in closet. The bathroom contains the laundry machines and is accessible from both the living area and the bedroom. Outside is a concrete patio with a table and chairs. Heating and cooling via two mini-split units in living area and bedroom. Neighborhood overview: Chamblee is a vibrant, multicultural community featuring a small downtown area with shops and restaurants, and regular events such as summer concert series, art festivals, a weekend farmers market, and occasional night markets. Nearby parks include Blackburn, Keswick, and Murphy Candler Park and nearby grocery stores include Publix, Whole Foods, Kroger, and Buford Highway Farmers Market (all within 5 miles of the apartment). The options for delicious and authentic international cuisine are abundant on nearby Buford Highway. Chamblee MARTA station is just 1 mile away and is a direct, 42-minute ride to ATL airport. Within walking/bicycling distance are numerous restaurants (both high-end and modest), Publix, Whole Foods, thrift & antique stores, Walmart, and a Crunch Fitness. There is a small trail system that connects Downtown Chamblee and Keswick Park. Minimum of 1 month stay and rent will not be prorated for stays less than 3 months. All utilities and internet are included in the rental price. Excessive electricity use (as evidenced by a 33% spike versus our average electric bill) may incur an additional charge to cover the cost. We ask that tenants keep the thermostat setting between 67-77 F and turn off heating & cooling while they are not home. Parking is on the street in front of the house. Absolutely no smoking or vaping allowed indoors and no burning of incense, wax candles, or oil is allowed. Any damage to the premises, appliances, furniture, fixtures, or missing/broken furniture, kitchenware, and other accessories will be taken out of the security deposit. An inventory of all included items will be noted at move-in.
