1. Property
The Landlord rents to the Tenant the residential property located at 3673 Althorp Drive, Raleigh, NC 27604 (the "Property"). The Property is to be used solely as a private single-family residence.
2. Occupants
Only the Tenant(s) and their immediate family members listed in this Lease may occupy the Property. No additional persons may reside at the Property without the Landlord's written approval.
3. Guests
No guest may remain for more than 7 consecutive days or 14 days total in a year without Landlord's prior written consent.
4. Term
This Lease begins on [Start Date at 12:00 noon] and ends on [End Date at 12:00 noon], unless renewed or terminated earlier as provided herein.
5. Rent
Rent is $2,400.00 per month, payable in advance on the 1st of each month.

6. Security Deposit

Unauthorized pets incur a $250 fine per occurrence and may result in eviction.
8. Maintenance & Repairs
Tenant must keep the Property clean and sanitary.
Tenant is responsible for repairs and any damage caused by negligence, misuse, or pets.
Tenant must:
Change HVAC filters every 3 months.
Maintain lawn and landscaping.
Promptly report leaks, pests, or hazards.
No alterations (painting, structural changes, satellite dishes) without written approval.
9. Smoking
Smoking, vaping, and hookah are strictly prohibited inside the home, garage, or within 25 feet of entrances. Evidence of smoking will be treated as damage.
10. Utilities
Tenant shall pay for all utilities, trash service, water , electricity, lawn care, and pest control, unless otherwise agreed in writing.
11. Inspections & Entry
Landlord may enter the Property with 24 hours' notice for inspections, repairs, or showings. Quarterly inspections may be conducted. Landlord may enter without notice in emergencies.
12. Termination by Landlord
The Landlord may terminate this Lease:
Upon 10 days' notice if Tenant fails to pay rent after any grace period.
Upon 14 days' notice if Tenant breaches any Lease provision.
At the end of the lease term, unless renewed in writing.
13. Termination by Tenant
Tenant may terminate this Lease at the end of the term by giving 60 days' written notice. Early termination requires Landlord's approval and payment of rent until a new tenant is secured.
14. Condition of Property
Tenant and Landlord shall complete a Move-In Inspection Report with photos at the start of tenancy. Tenant shall return the Property in the same condition as at the beginning of the Lease, with all walls either (a) restored to their original color and condition, or (b) freshly painted in a neutral color approved by the Landlord, at Tenant's expense. Normal wear and tear does not include nail holes, stains, discoloration, or repainting required to restore walls.
15. Entire Agreement
This Lease constitutes the entire agreement between the Parties. Any changes must be in writing and signed by both Parties.
