No size limit for pets. - First month's rent and security deposit due a week before date of move in. - Rent payment will be made through cash, Zelle, or money order. - If rent is five days late, there is a $50 fee. Every day after the fifth day of rent that is not paid will be an additional $10. If rent is not paid 10 days after due date, lease will be broken and tenant will be subject to eviction. - Inspection checklist of the home will be completed within a week of move in. - Lease length is for a year. After the lease ends, tenant either has to move or sign a new lease. - Security deposit may be returned to tenant at end of lease depending on condition of house. - If lease is terminated, the security deposit may be returned to tenant within seven days of the end of the lease. - If tenant cancels lease before the end of the lease term, the tenant is responsible for half of the remaining lease balance. If tenant wants to cancel the lease before the end of the lease term, a two week notice must be provided. - If the owner wants to cancel the lease before the end of the lease term, a four week notice must be provided to the tenant. - Military clause: If the tenant is currently serving in the military or plan to enroll, a military clause is needed to terminate a lease before its normal expiration.
