Pets are considered on a case-by-case basis and require written approval prior to occupancy. If approved, pet rent may apply as outlined in the Pet Addendum. Smoking is not permitted inside the property. Tenant is required to obtain and maintain renters insurance for the duration of the lease, with a recommended minimum liability coverage of $100,000. Proof of insurance may be requested.
The landlord may enter the property with reasonable notice as permitted by New York State law, or without notice in the event of an emergency. The lease does not automatically renew at the end of the term. Renewal, if offered, is subject to mutual written agreement. All required New York State disclosures, including lead paint, bedbug disclosure, smoke and carbon monoxide detector acknowledgment, and security deposit receipt, are attached and made part of this lease.
