Enjoy the summer on Upper Pond - hurry so you can enjoy the best part of the summer!! Rock n Birch is open seasonally from May1 - Oct 31, and features a community that enjoys karake and cards most Saturday, plus a boat launch/beach area and dock for swimming on Upper Pond - a beautiful clear pond with depths to 30' and beautiful views to the northwest. Site 26 is up Racoon Lane, and features a full eat-in kitchen, nice sized living area, plus 2 bedrooms and an updated full bath. There's a storage room/office, and big sliding doors from the big bedroom. New carpet/flooring in most rooms. Plenty of parking for guests and a great deck are with filitered views to the water. Built around a mobile frame and concrete block piers, it's wood frame construction with drywall inside and nice details, so it's a 'real' cottage. Chilly nights are no problem with the pellet stove. Apartment size fridge and gas burner range (which hasn't been used recently). And it comeslargely furnished! Neighbors are nice, campground is friendly, many folks have been there for years. Must get approval from the campground owner, and follow campground rules (see documents). Cash sale, with quick close possible, will transfer with a Bill of Sale. Once you turn right into the campground, drive stairght to Racoon Lane, turn right and the camp is on the left. The remaining seasonal fee of approx $1350 is due at closing to the campground owner.
