This home is a newly constucted home yet was built over the past 3 years. The reason- it was crafted over that time by, for the most part, one person, myself. I have been a carpenter, building contractor, and cabinet maker for the past 40 years and this was to have been my last house. This home is a mult- level structure including a walkout & daylight basement. It's a special house not only for its numerous custom features & appointments, but for its efficiency and type of construction. It's an ICF house which stands for "insulated concrete form". This means at its core the walls are steel reinforced concrete which along with the foam insulation makes for a virtually eartquake proof and extremely well insulated home. Radiant floor heat throughout all levels. Heating and domestic hot water for around $1000 per year. This is accomplished with a state of the art Froling P4 pellet boiler (Austrian manufacture). I've put in a 7 ton pellet bunker adjacent to boiler in a separate concrete structure, and pellets are delivered by auger to boiler in the mechanical room. Pellets can be delivered from supplier in bulk by truck, as is oil, and blown in through tubes to bunker below concrete slab. I've also designed this house to be very low maintenance. Outside walls are stucco, a cementious product, with color pigmented into it in a light earth tone. No outside window casings to paint either as I have returned the stucco right into the window frames. All roofs are engineered bronze colored standing seam (steel). Inside wall surfaces are a pigment colored plaster on main floor, which can be painted over if you wish another color; other levels are conventional sheetrock and some paneling in basement. This house is also sighted (oriented) for possible solar panels. One side of the roof faces due south and a quote for this work is forthcoming from a regional New England company. Fireplace is not just for show - its a high efficiency EPA rated wood stove with a blower. Even without the blower it heats well so serves as a backup heat source. Many other features are on the outside. 1700 sq ft of covered spaces on outside perimeter of house with porches, carport, and norhwest corner of daylight basement serving as a covered shop area. Carport and shop have concrete slab floors, porches, entry way, and door yard have gray pavers. Additionaly there is a 240 sq ft deck on north side of house with partial shading.
