    What's special

    This one is pretty special. An Artesian well on this property supplies a beautiful stocked pond with clean, fresh water 24 hours a day and has for the past 40 years--literally an unlimited supply of fresh water. The drain from the pond feeds into Ogemaw Creek, a small stream known for its native brook trout and an occasional brown trout. The steam flows into the property, runs almost the entire length of it then flows out the south end. There is an almost brand new pole barn with cement floor and entrances on both ends as well as electricity already installed for all the toys or maybe your barndominium. There is also a cabin/trailer home on the property for which the current seller has no title, so we placed no value on it in the sale. Basically, it's a free cabin. The sellers will provide a bill of sale for it at closing. It is in very good shape and has two bedrooms, a fully functioning bathroom with shower and toilet, and a propane furnace. There is a large living room/kitchen with appliances as well. There is also a septic system that was installed to code and functions perfectly. Now to the good stuff. This property is about 80% cedar forest. Big cedars and great deer cover, as well as bear cover. I saw several grouse there as well. The deer trails are clearly evident, as are old rubs. It has not been hunted in 3-4 years by any of the family. I also saw three large, old, long-bearded Toms with two hens on both of my trips here. I have to believe the age structure of the herd here is older than most properties just from the lack of pressure. There are two elevated deer blinds, with one having a nice clearing for a ¼ acre food plot that would be magic as there is no food elsewhere. The property is surrounded by large parcels limiting the traffic and the outside hunting pressure. It is a bit of a one-of-a-kind. It really needs to be seen to fully be appreciated.
