1. Property & Parties
This lease governs the rental of the residential townhouse located at 3909 9th Road South, Arlington, VA 22204. The property is owned and managed by the Landlord. All tenants are subject to the terms outlined herein, as well as the applicable HOA rules and regulations governing the community.
2. Lease Term
Lease Length: 12 months.
Renewal: At the end of the 12-month term, the lease may convert to a month-to-month arrangement upon mutual agreement.
Early Termination: Tenant may terminate the lease early with 60 days' written notice to the Landlord.
3. Rent
Monthly Rent: $3,850/month (subject to confirmation in the executed lease agreement).
Rent is due on the 1st of each month.
4. Deposits & Fees
Security Deposit: One (1) month's rent, due at lease signing.
Security Deposit Return: The security deposit (less any applicable deductions for damages beyond normal wear and tear) will be returned following a satisfactory move-out inspection, in accordance with Virginia law.
Pet Deposit: A one-time, non-refundable pet deposit of $500 is required per approved pet, plus $50 additional pet rent per month. The pet deposit is non-refundable under all circumstances.

6. Parking

7. Pet Policy
Pets are permitted with prior written approval from the Landlord.
A non-refundable pet deposit of $500 per approved pet is required, plus $50/month additional pet rent.
Tenant is responsible for any and all damage caused by pets beyond normal wear and tear, which may be deducted from the security deposit.
All pets must comply with applicable HOA rules and local ordinances.
8. Property Rules & Restrictions
No Smoking: Smoking of any kind is strictly prohibited anywhere on the property, including inside the unit, on any exterior areas, and in all common spaces.
No Subletting: Tenant may not sublet the property or any portion thereof without prior written consent from the Landlord.
No Short-Term Rentals: Use of the property for short-term rental platforms (including but not limited to Airbnb, VRBO, or similar services) is strictly prohibited.
Guests: Guests are welcome. Extended stays exceeding 14 consecutive days should be disclosed to the Landlord.
HOA Compliance: Tenant agrees to abide by all HOA rules and regulations in effect during the lease term. Any fines or violations resulting from Tenant's non-compliance are the Tenant's responsibility.
9. Maintenance & Repairs
All maintenance requests should be submitted via text message directly to the Landlord.
Lawn care and exterior maintenance are the responsibility of the HOA.
Tenant is responsible for keeping the interior of the unit clean and in good condition throughout the lease term.
Tenant must promptly report any damage, leaks, or maintenance issues to prevent further deterioration.
10. Application Requirements
All prospective tenants must submit to a background check and income verification prior to lease execution.
Proof of income demonstrating sufficient ability to meet monthly rent obligations is required.
Landlord reserves the right to decline any application based on the results of screening.
11. Renter's Insurance
Tenant is required to maintain a valid renter's insurance policy for the full duration of the lease.
Proof of renter's insurance must be provided to the Landlord prior to or at the time of move-in.
The Landlord's property insurance does not cover Tenant's personal belongings or personal liability.
12. Move-In & Move-Out Inspection
A move-in inspection checklist will be completed jointly by Landlord and Tenant at the time of move-in, documenting the condition of the property.
A move-out inspection will be conducted at the end of the lease term. Any damages beyond normal wear and tear may be deducted from the security deposit.
13. Governing Law
This lease shall be governed by the laws of the Commonwealth of Virginia, including the Virginia Residential Landlord and Tenant Act (VRLTA). Security deposit terms comply with Virginia law, which caps deposits at two (2) months' rent.
