    **This home is available for ski lease from January 3, 2026 to May 3, 2026 for $5250 a month plus utilities. Prospective tenants can view the terms and conditions and fill out an application. Located directly between Kings Beach and Tahoe City, this sunny three bedroom/two and a half bath Carnelian Bay vacation rental home features vaulted ceilings, knotty pine accents, leather couches, nice mountain furniture, hot tub, spacious kitchen, and open floor plan. The rental home is 2315 square feet and the large master suite has a two sided gas fireplace, jacuzzi bath tub, dual vanity, and large walk-in shower. Downstairs there is a separate entertainment room with large flat panel TV and DVD. Outside the family room through the sliding glass door is the hot tub and the landscaped back yard. There is a ping pong table in the garage for kids and adults alike. The winter enthusiast will enjoy the Carnelian Bay location because they are close to Palisades Tahoe, Northstar California, cross country skiing, and the hot tub for apres ski. The summer oriented person will appreciate the Carnelian Bay location because it is close to world class hiking and biking trails, beaches, and the central location for easy access to both Kings Beach and Tahoe City. Timelines and Costs: $1500.00 non-refundable deposit will be necessary to secure the house (due up front). The $1500.00 deposit will be applicable to the first months rent. The $3000 will be refundable at the end of the lease provided there isn't any damage or extra cleaning. A four month ski lease will have 3 free housekeeping visits. Each visit is a total of two man hours of cleaning and will help keep the kitchen, bathrooms, and house maintained during the lease. $275 a month total for the fixed utilities. This $275 a month pays for the water, trash, cable tv, and high speed internet service. A four month lease would have a total of $1100.00 (4 x $275) for the fixed utilities. The gas and electric will be switched into the tenants name at the start of the lease. The bills will be sent directly to the tenant. Frozen pipes will be the responsibility of the tenants if the thermostat was left lower than 55 degrees or turned off. There will be a $200 service fee charged by Agate Bay Realty if utilities are not transferred into the tenants name when the lease takes effect. We will send multiple reminders. $800-$900 for snow removal (estimate; each driveway is different). Half the rent is due 60 days prior to arrival (November 3, 2025) and the other half is due prior to move in (by January 3, 2026). Homes with hot tubs will have the tenant/s take over the hot tub contract. The costs are approximately a $250.00-$350.00 service fee per month and that includes a few services a month. Costs are higher if the water needs to be changed more frequently due to not showing prior to use, etc.. The homeowner will pay for the dump and scrub of the hot tub just prior to lease beginning and the tenant will pay for a dump and scrub at the end of the lease.
