To Qualify for a Home: Application(s): Each person must complete an application that is of age to reside in our senior park, Silverwood. The combined gross monthly income(s) including any other legal and verifiable income(s) must be at least two and half (2.5) times the monthly rent. Submit Income Source(s) for the past month or year depending on the source, income proof may be paystubs, or new hire letter, certain instances-bank statements, last year income tax, or W9 may apply. Pay $25.00 for each application credit fee and criminal check fee. Application fees are non-refundable. Credit may not have any delinquencies for the past six (6) months and any utilities owed. If credit score(s) are between 550 to 650 without any delinquencies for the past six (6) months applicant(s) may be accepted conditionally, and an additional deposit will be requested, equal to two (2) times the rent. If unable to accept the conditions, application(s) will be declined. Any credit scores 549 or less will not be accepted even if credit confirms no delinquencies for the past 6-months. A criminal record may disqualify applicant(s). Applicant(s) needs to provide a Holding Deposit of $300.00 for an address to be held for the applicant(s) and for address not to be offered to anyone else. Holding Deposit is refundable if applicant(s) cancels prior to approval, cancels within 3-days from approval date or if applicant(s) are declined. Holding deposit will be applied to the full Security Deposit. Provide a current/unexpired government photo identification(s) for copy. Provide the last two (2) years of residency on the application. We are looking to confirm any rental information. Employment verification will be completed if applicable, please complete item two (2) and item three (3) on the employment verification form. Satisfactory Rental History necessary if applicable. Please confirm residency addresses for at least the last 2-years on your rental application and complete the rental verification request form, item two (2) and item three (3). We will only need to verify rental addresses within the last two (2) years. Prior evictions will disqualify applicant(s). Notes: Any false information on application and/or false information submitted will result in automatic decline of the application(s) including termination of the residency if such information is received after the move-in. Only one (1) pet, 20-pounds or less will be approved to reside in a home with a $1000.00 pet deposit, including animal information, license, shot record, picture and animal insurance.
