    Headwaters Garden and Learning Center is an ecovillage with seven households and one additional home site still available to build, which is included in the price of this house. It is structured as a B Corporation which is a condominium and a community land trust. Currently the Headwaters Homeowner's Association has the first option to buy the house and the corporation, that option expires on April 6, 2022. The Headwaters corporation is also included in the sale price, it includes the common land and facilities - 14 acres of gardens and conservation land, an Earthship Greenhouse, a hoop house, two small ponds, a zero turn mower, extensive community gardens, chicken coops, a wood fired hot tub, a sauna, the electric, water, and sewer infrastructure, and the additional home site, which is cleared and has utilities to the site. The home site is on the Cabot public wastewater system, the house is on a septic system. The house has one bedroom and a room that can be a bedroom, a sunroom, or an office. It has two kitchens and three bathrooms, one bathroom on each floor. The extra kitchen on the second floor comes from the time the house was a lot smaller, the gas stove in it is currently disconnected. Out behind the house is a heated guest house with a kitchen and a loft, and a three season bath house with two composting toilets, a sink, and a shower. There are miles of trails on protected land out the back. The house is in a beautiful setting in a meadow at the end of a dead end road. No more homes are planned in the meadow, the additional home site is down the driveway toward the main road. That said, the current Cabot zoning permits higher density on this land, so more homes could be developed with amendments to the site plan, the water and wastewater permits, and the stormwater permit currently in force on the property. We have a jurisdictional opinion from Act 250 that adding two to four more houses would not require an Act 250 permit. There are perennial herb gardens just out the door, a wine cap mushroom garden out the back.
