However, after the 3rd day of not paying rent that month, a $50 pentalty will be charged for every day that rent hasn't been paid. For every day, the house is occupied the rent shall be paid, even during lease termination or eviction. Rent payments will be made solely through Zillow. Security Deposit: A security deposit of $1900 is required at the commencement of the lease. The security deposit will be returned to the tenant within 60 days of lease termination, less any deductions for damages or unpaid rent. If damages or unpaid rent are more then the security deposit a bill of damages and incurred expenses will be sent to the ones who signed the lease. This bill shall be paid in full within 60 days ,if bill is not paid within 60 days the signed parties will reimburse the landlord for all legal expenses incurred. If lease is terminated early for any reason the landlord shall keep the security deposit. If extra time is needed for the security deposit please communicate this to the property manager. Utilities: Tenant is responsible for paying all utilities. Maintenance and Repairs: Tenant is responsible for routine maintenance, such as changing light bulbs, and uncloging drains, etc. The landlord is responsible for repairs to the property's structure, appliances, and systems. The tenant must report any maintenance issues promptly to the landlord. Pets: Pets are allowed on the property but must be house trained prior to entering the house. Any pet or animal the tenant wants on the property must first seek the permission of the landlord. Please ask the landlord for guidance on the animal policy. Tenants are responsible for all damages caused by any animals. Smoking: Smoking is strictly prohibited inside the house. All drug use is forbidden anywhere on the property.
