    HUNT, TEXAS - PRIVATE AIRSTRIP, 27 ACRE GUADALUPE RIVER PARK, IMPROVED PONDS ON 112 ACRES IN PRESTIGIOUS COMANCHE CAVES RANCH Comanche Caves Ranch was the vision of John Duncan who was a substantial part of Houston leadership. Developed in the 80's, 18 tracts of 110 to 115 acres were subdivided and evolved into a community of permanent and summer residences. The ranch holds a wildlife exemption, only allows limited fences and cannot be further subdivided to protect the values. Common property also includes a 27 acre river property which includes both sides of the Guadalupe River that is well maintained. There is a private airstrip of approximately 3,000 ft, a lodge and two cabins available for the owners to rent for overflow of family and guests. There is also a full time ranch manager to maintain the common areas and who responds to help the owners. It all started in 1949 after a fishing trip to the Hill Country, when the owner vowed to return to Hunt, Texas. In 1999, the owners purchased the 112 acre ranch. Fascinated by the architecture of A. Hays Town, they knew this would be the style of their dream home. Mr. Town changed the face of the Louisiana house with the finest elements of Louisiana's rich architectural past. His work combined the classic Arcadian cottage with raised front porches and exterior stairs, Spanish courtyards and exterior French doors with Creole-influenced full-length shutters. Other trademarks include pigeonniers, tree alleys, thirteen-foot ceilings, heavy use of woods as cypress and heart pine, plantation-style separate structures. Architect, Kevin Gossen, of Lafayette, LA was a follower of Mr. Town. After some persuasion, he agreed to build the home which was constructed in Comanche Caves in 2002. The ranch is 112.87 +/- acres consisting of diverse topography, bluff views, low and high range hills up to 2020 ft in elevation. The home is surrounded by the protection of hills where the face of a beautiful rock bluff can be seen from the home. Dry stack rock walls lace the main grounds with beautiful trees. There are improved ponds a short distance from the house that run through the valley with areas to play in the water or relax on the banks under the shade trees. There is another great building spot on the other side of the ranch if it were of interest. Holidays of fishing, canoeing, swimming and visiting at the river are part of the ranch life where new and old friendships come easy. Hunt is the home of many world class summer camps. These camps provide economic stability and draw old comrades back forever.
