    What's special

If you're looking for the action of lakeside living amidst the seclusion atop an oversized knoll just minutes from the beaches, this remodeled vintage cottage is for you! Turn left from your driveway and find yourself launching your kayak on the river in just about 60 seconds. Go a tad further and you'll be walking up to the main gate of Wellington State Park, offering the most beautiful sandy beach open to the public on Newfound Lake! Turn right onto West Shore Road from your vintage cottage and lickety split -- you'll be sunning yourself on Bristol's town beach. Stop at Shackett's store for ice cream on the way, or if it's overcast, head the other way and hike the Elwell Trail up Mount Sugarloaf, less than a mile down the road towards The Ledges. Like to keep it simple -- stay close to home and plant some tomatoes, chill with a book on your lounge chair? You'll have just shy of an acre on this sunny woodland lot, dotted with granite boulders deposited a million years ago by an ice age glacier! All this to say -- our home on the knoll is for people who love to be active, but appreciate their privacy when the day is done. And, you won't be paying shorefront taxes or living within earshot of your neighbor in the condo next door. In addition to being in a prime location within' spittin' distance of the beach, this offering is also a money-machine with options galore: it's been rented, nonstop, for more than a dozen years, and our tenants are just barely moved; we're still spiffing up the interior of the house which can best be described as Newfound "campy", from the antique country sink to the pull-chain lights. Interior pics are of the western (rear) living quarters. We'll post more of the front living areas soon. We want the entire place to be spotless and freshly painted, inside and out, and we're tending to all the little things that deserve attention like the screen on the porch door, replacing and testing smoke alarms, and the like. The house is unique in that it is an approved multi-dwelling unit, but can easily be returned to it's original single family layout, or a mother-in-law. Live or vacation in one half of the cottage and rent the other by the week, season or yearly -- let the rent pay your mortgage & taxes! Experience what we did: an endless supply of prospective tenants who want the lake lifestyle without the expense. The house is winterized with dual, energy efficient utilities, and town water. At present, the configuration is a one bedroom unit with open concept living/dining/kitchen area and two screened porches, and the cute little apartment out back boasts two bedrooms and an eat-in kitchen big enough for a small family to hang out in and feel the love in intimate quarters. The paint on the house is just about dry -- we painted most of it the end of June, we're still doing trim, and the roof has twenty or more years left until it turns thirty! Two kitchens have new fridges, there's a new stove, and the water heaters are set up on a timer for energy conservation. In addition to doing the post-tenant spit-shine, repair and paint routine, we're going to be doing interior/exterior maintenance while the property is vacant, but we'll not be looking to increase the price due to our labor -- not even for the new curtains the wife's sewing as I type this! If you're the least bit interested in making some money -- enough to pay for the mortage and then some -- or you want to rearrange things for your family with or without grandma in the mother-in-law, give a call -- let's talk! Drop by for coffee and a visit during our open house, or call and let's schedule an time to stop by.
