Lease The renter will be required to sign a lease. This signed lease is needed in order to comply with the HOA rules and to obtain parking passes (as described below). Parking Two (2) reserved parking spaces included with the rental. At landlord's expense, renters need to update their car registration to this house address in Virginia DMV website, to obtain parking decal from HOA . Active Duty military personnel exempted and can use their current registration. Landlord will reimburse for all expenses related to parking/registration application, state/emission inspection costs and the cost to switch back to renters' original license plate/registration at end of lease. No Smoking This is a non-smoking property. Any evidence of smoking inside the premises or in unauthorized areas will result in an automatic $500 fine. In addition, the renter will be responsible for any and all charges caused by smoke damage and odor. No Drug Use Tenant and any members of tenant's household, tenant's guests or other persons under tenant's control shall not engage in or permit any illegal drug-related activity on or near the premises. Any violation of this provision will result in termination of tenancy and eviction in accordance with applicable law. Maintenance Requests All maintenance or issues with the property shall be communicated directly to the Co-Host via text or phone call. Tenants shall not make any copy of the keys to the property without consent from property manager/co-host. Pets Pets will be allowed on a case-by-case basis and must be approved by the Co-Host/Owner. A $100 per pet fee will be charged per stay.
