Enjoy this furnished mid-term rental. All utilities are paid. Electric and water are capped at $100/mo each.
There is no smoking or vaping of any kind, this includes marijuana, inside the home. No illegal substances, no glitter. Indoor smoking earns a minimum fee of $2000 for additional cleaning, damage done, and painting. Quiet time is between 10 pm and 7 am. Two vehicles may be parked in the garage or driveway. All vehicles on the property must be in running condition. Recreational vehicles may be stored inside the garage and no place else. Loud vehicles are to be parked in the small parking lot adjacent to the playground.
A full background check is required with the receipt of a completed application for each individual 18 years or older. A verifiable screening report that discloses credit, a credit score, eviction history, criminal background check, sexual preditor database check, and pet referral may be considered if the report is dated within the past 30 days.
A pet under 40 lbs may be considered with positive references from previous landlords. An additional $500 pet deposit and a $250 non-refundable pet cleaning fee is required.
There is a 3 month lease that may be cancelled penalty free with a 21-day notice, after a minimum 30-day stay. *The minimum stay is 30 days.
Rental and Occupancy Criteria Guidelines
Applications for residency will be evaluated using the following criteria:
Rental applications will be processed for all prospective applicants 18 years of age and older who will be the responsible leaseholder. (A non-refundable application fee must be paid for each occupant 18 years of age and older.)
SALARY AND INCOME
All residents must show proof of legal and verifiable income.
If employed, applicant must provide their two most recent pay stubs, and the employer will be contacted to verify employment.
All other sources of income must be verified. These sources and verification could include, but are not limited to, tax returns, bank statements, 1099's, proof of government payments, proof of investment or trust fund income, student loan or grant award documents, Court Orders for child or spousal support, etc.
Gross monthly income of combined applicants must be 3 times the scheduled rent of the apartment being leased. Debt to income ratio not to exceed 50%.
Roommate applications must be processed simultaneously. No subleasing is allowed.
We do not count food stamps, unemployment, or child support as income. Current earnings statement required at the time of signing of the rental agreement. Note: With roommates, if one or more applicants do not meet the income requirement but DO have shared rental history or shared credit references of at least 1(one) year we may combine the incomes to qualify you.
CREDIT HISTORY
Applicant credit history is evaluated by a third-party screening service.
Applicant's credit history will be reviewed for late payments, charge-offs, unpaid collections, bankruptcies, judgments and eviction records. Applicant's credit score will be derived from this review.
No unpaid judgments, liens, taxes, child support, or open collections unless a verifiable payment arrangement has been made and there is an on-time pay history of 12 months or more.
No open bankruptcies.
No discharged bankruptcies within the past 12 months. If there is a discharged bankruptcy on the credit report, there must be a minimum of 2 re-established lines of credit reflecting a perfect pay history for 12 months.
RENTAL HISTORY
Current address on application must match credit report address.
We need at least three years of favorable rental history. Rental verification must come from the property owner or property management company. Relatives and friends cannot be considered landlord references.
No evictions within the past 7 years.
CRIMINAL HISTORY
A criminal background check will be run for each applicant.
CONDITIONAL APPLICATIONS
If an applicant receives a FICO score of 600 and less, an additional deposit equal to one month's rent will be required in addition to the standard deposit for the unit rented.
DECLINED APPLICATIONS (If any of the following apply, the application will be declined):
No verifiable income or salary or the source of income doesn't meet the income/debt-to-income requirements.
Falsification of application.
Non-U.S. citizens who do not provide the required U.S. INS documents.
Applicant has been convicted of a felony that poses a threat to the community or is on the sex offender registry.
SECURITY DEPOSIT REQUIREMENTS
A security deposit is required to be paid in full prior to moving in. If an applicant is not approved, a check for the full deposit amount (not including application fees) will be mailed within twenty-one (21) days of notification.
If after seventy-two (72) hours you or any co-applicants withdraw an application, we will retain all application deposits as liquidated damages and the parties will then have no further obligation to each other.
Application fees may be paid by check, money order, cashier's check or credit card.
All move-in rent and deposits must be paid by money order or cashier's check. No cash will be accepted. If the bank returns the application fee, the application will automatically be declined.
OCCUPANCY
Maximum number of cars for this townhouse is 3 vehicles, no boats, RVs or campers unless they fit into the garage.
No farm animals or exotic animals.
Maximum 1 INDOOR cat, or 1 dog weighing less than 40 lbs, upon approval with good references and an additional deposit for each pet.
Other animals may be considered at time of application with good references and an additional deposit.
CO-SIGNER
Co-signers are accepted when:
The rent to income ratio is not met by the applicant, or
Applicant does not have a credit history.
Co-signer must have income of 5 times the monthly rent.
Co-signer must sign the Guaranty/Co-Signer Agreement.
Co-signer must reside in the United States.
APPLICANTS WITHOUT A SOCIAL SECURITY NUMBER
Required to submit INS documents for verification. Acceptable forms include 1551, 1688, 166A, and I-94. The document must be a minimum 6-month permission period when they apply.
If the I-94 is submitted, a valid passport and visa must also be submitted.
Proof of income Acceptable sources included two recent paycheck stubs or six months of bank statements. Students may also submit the I-20 as an acceptable source of income verification.
INSURANCE
Landlord does not provide renter's insurance. Tenants must purchase renter's insurance to cover their contents should a disaster occur.
If your application is approved you will be required to pay the DEPOSIT AND FEES within 48 hours IN THE FORM OF A CASHIER'S CHECK OR MONEY ORDER(S).
False information given on an application is cause for automatic denial. We must be able to verify all information on the application. As noted previously, references from relatives and friends will not be considered.
We will require a copy of your current Driver's License or State ID card. Your Social Security Card may also be required if requested by the Credit Reporting Agency.
The $50.00 application fee for each adult is non-refundable whether the application is approved or denied. Questions about your credit report cannot be answered by the manager or owner. You will be given appropriate credit reporting company's telephone numbers to call if you are denied due to adverse credit information. Lack of verifiable information is also a reason for denial.
Each occupant 18 years and older must read and sign a copy of the covenant, conditions and restrictions.
