You will share the property with two other tenants who live in nearby residences; 100 and 150 feet from the primary residence. They are quiet and pleasant.
The property requires some consistent annual maintenance as well, and the owner is open to figuring in some of this property work in return for a rent credit. These activities would include processing seasonally downed oak trees (cutting/ moving, chipping the crowns); springtime weed-whacking and grass abatement in the living areas and driveway, and standard farm infrastructure maintenance (mostly erecting and maintaining fencing and animal structures). Tenant will be able to, in coordination with the owner, put in garden beds or orchard areas.
The farming operation is a regenerative poultry and sheep operation and includes two mature and excellent livestock guardian dogs, all the equipment necessary to run a pastured meat bird operation (brooding, grow-out, harvest and refrigeration) of 50-80 meat birds per month, as well as a laying hen (egg) operation of appx 100 active laying hens producing ~ 50 eggs/ day. Currently a herd of sheep is on the property, and we can discuss whether and how the tenant may be interested in maintaining or changing the setup here. They are great for meat and grass maintenance should one be willing to manage and harvest them. The current owner is open to training and mentoring the tenant on how to run the operation. The owner and tenant will negotiate a one-year only, monthly fee for the farm operation.
Manager functions: Tenant will also be responsible for taking down trashcans on Sundays (using landlord's equipment), and troubleshooting water needs for the other residences should they occur, as well as manage the farm water needs in a conservative way.
Preference will be given to well-qualified applicants who ALSO want to participate in/ take over the farming operation.
