1. Term:
Lease begins on move in date and ends on 1 year after.
Lease may be renewed by mutual agreement.
2. Rent & Security Deposit:
Rent: $1200 per month, due on the 1st of each month.
Security deposit of $1200 due at signing.
Rent is prorated for partial months.
3. Utilities:
Owner pays Internet and garbage service.
Gas, water, and electricity are split equally among tenants.
Utility bills are due upon receipt; if a tenant moves out mid-month, their share will be prorated.
4. Use of Property:
Tenant shall keep common areas reasonably clean and free of personal items.
Tenant shall return the room and shared spaces to their original condition, minus normal wear and tear.
5. Smoking & Pets:
Smoking is not allowed inside the house.
Pets are not allowed, there is already 1 cat here.
6. Notice & Termination:
Either party may terminate the lease with 60 days written notice.
If tenant vacates with less than 60 days notice, tenant is responsible for rent through the end of the 60-day period.
7. Other Terms:
Tenant agrees to follow house rules as outlined and respect other occupants' rights.
Any damages beyond normal wear and tear are the responsibility of the tenant.
