If the Resident defaults on or breaches this Agreement or is involved in any claim or court dispute arising from it, the Resident shall be responsible for paying all resulting costs and expenses, including reasonable attorneys' fees (whether or not a lawsuit is filed), any court-awarded fees if the Landlord is the prevailing party, and any outstanding amounts owed with interest at eighteen percent (18%) per year from the date due, excluding interest on late fees during the tenancy.
