A $75 late fee will be charged if rent is not paid within 3 days after the due date. Returned payments are subject to a $35 NSF fee. Security Deposit: A refundable security deposit of $1,400.00 is due at signing. Deposit covers damages beyond normal wear and tear and any unpaid balances. Utilities: Tenant is responsible for ALL utilities, including: Water Power/Electricity Garbage/Trash service Optional utilities such as internet, cable, or gas (if applicable) Tenant must keep utilities active in their name throughout the lease term. Occupancy: Only the tenants listed on this lease may occupy the property. Maximum occupancy: 5 persons. Pet Policy: Only small dogs or cats are permitted with landlord approval. Pet Rent: $75 per animal, per month. All pets must be disclosed and listed on the lease. Tenant is responsible for all pet-related damages beyond normal wear. Undisclosed pets are a lease violation and subject to additional fees. Walls, Hanging Items & Interior Surfaces: Tenant may not hang pictures, TVs, shelves, mirrors, or other items requiring nails, screws, anchors, or drilling into any walls. Only removable, non-damaging adhesive products (e.g., Command Strips) may be used. Tenant is fully responsible for any damage to drywall, paint, or surfaces caused by hanging items or adhesives. All repairs needed due to wall damage will be performed by the landlord and charged to the tenant or deducted from the security deposit. Maintenance & Repairs: Tenant must keep the property clean and notify the landlord promptly of maintenance needs. Tenant is responsible for minor upkeep (light bulbs, air filters, batteries, etc.). Landlord handles major system repairs (HVAC, plumbing, electrical). Tenant may not make alterations without written permission. Smoking Policy: Smoking is not permitted inside the unit. Parking: Tenant is provided: 2 assigned parking spaces OR Open parking as designated by the landlord. Noise & Conduct: No excessive noise, parties, or disturbances. Tenant must comply with all property rules and local laws. Move-Out Notice: Tenant must provide a 30-day written notice before the end of the lease term if they do not intend to renew. Inspections & Entry: Landlord may enter the property with proper notice for repairs, inspections, or emergencies as allowed by Alabama law. Non-Payment of Rent: Failure to pay rent may result in a 7-Day Notice to Pay or Vacate. If unresolved, landlord may begin eviction proceedings in accordance with Alabama law.
