Lease Terms 1. Rent Tenant agrees to pay monthly rent of $1,850, due on the 1st day of each month. Late Fees: Rent is considered late if not received by the 5th day of the month. A late fee of $50 will apply, plus $10 per day thereafter until paid in full. 2. Security Deposit Tenant shall pay a security deposit of $1,850 prior to moving in. This deposit may be applied to: -Unpaid rent -Damages beyond normal wear and tear -Other lease violations The security deposit will be refunded within 30 days of move-out after inspection, less any authorized deductions. 3. Pet Deposit If Tenant has pets, an additional $150 non-refundable pet deposit is required. Pets: Up to two pets are allowed. 4. Utilities & Service -Tenant is responsible for all utilities: electricity, gas, water, trash, internet, cable, etc., unless otherwise agreed in writing. -Tenant shall maintain lawn care and backyard upkeep. -Landlord is responsible for major structural repairs not caused by Tenant. 5. Maintenance & Repairs -Tenant shall keep the premises in good and clean condition. -Tenant must promptly notify Landlord of any maintenance or repair issues. -Tenant is responsible for damages caused by negligence, misuse, or their guests/pets. 6. Inspections -Landlord reserves the right to enter the property for reasonable inspections, maintenance, or repairs. -Tenant will receive at least 24-hour written notice, except in cases of emergency. 7. Additional Rules No smoking allowed on the premises. Tenant must agree to respect the community, surrounding property, and neighboring residents at all times.
