There are two steps required to enter front door and then a number of stairs to access 2nd floor where the bedrooms are. *Laminate /vinyl flooring downstairs, and carpet on stairs and entire second floor (bathroom upstairs and half bath downstairs is vinyl). *Washer and dryer hookups in the unit, but resident pays for their own washer/dryer and maintenance of them. LEASE TERMS: *Small pets are negotiable with references and $200 pet deposits per pet (maximum 2 pets if allowed). *No smoking of any kind, which includes no vaping. *The tenant(s) pay all utilities: phone, internet, cable, garbage, yard waste, water, electricity, gas, sewer. *Tenant(s) responsible for mowing their front and backyard. (Negotiable with small fee if you are unable to do this). *Renters are required to obtain a renters' insurance policy. *Lease length negotiable, but not less than six months and not longer than one year. Is renewable as long as mutually agreed by tenant and landlord. RENT AND FINANCES *Rent is $1995 per month. Income must be at least two times the rent and all 18 years and older must still pass credit/criminal screening. *Security deposit is $1995 - refunds of deposit depends upon move out condition. We do not apply security deposit to last month's rent. ** If needed we can break up the security deposit into 3 monthly payments). *Security deposit and rent due not later than day of the lease start date. The security deposit and first month's rent must be in form of cashiers check, cash or bank certified checks. Rent payments thereafter may be paid via personal check if preferred. *Employment and rental references must also be verifiable. *Each applicant at and above 18 years of age needs to provide an application, provided by the landlord, at the cost of $60 per application. The fee must be paid in cash, money order or cashiers check. The landlord will have the application run through a third party screening company which will check credit and nationwide criminal history. Criminal records and evictions are reasons for denials. * We do not accept re-useable screening reports. *Any applicant will also have to show a valid (current) ID issued by US government with a photo at time of application. *Please also provide proof of income and employment for most recent three months.
