    House and 30 +/- acre land for sell, $85,000 firm. The original deed called for 35 acres +/-. House and land were appraised for $110,000 July 2012. House is 1250 sq.ft. if you measure the exterior dimensions as most appraisers do. Inside dimensions are: Sunroom 6x20, Living Room 13x13, Kitchen/Dining 12x15, Bedroom I 10x12 with 2x5 closet and 2x3 linen closet, Master Bedroom 10x24, including full closets on each end, Bath 8x9 including a 3x5 pantry and a typical linen closet, East Room 10x22 including full closet on one end. The Living Room, Kitchen/Dining, and Bedroom 1 have 7' ceilings. The house has been totally remodeled from the ground to the roof since we purchased in 1994. The only carpet in the house is in part of the East Room. The utility area of that space has heavy duty vinyl tile. There is a 16"x48" food pantry in the hallway between the Kit/Din and the bathroom. The Living Room has a wood-burning stove and wood floors. The other floors are tile or laminate.Everything works great in the house. The septic system has been cleaned every 5 years since its installation. The central HVAC is 15 years old. The roof has 50 year steel panels. The pond out front was stocked with bass, bluegill, and catfish several years ago. They are delicious eating. The area surrounding the house is about 2 acres, grass with mature trees. There is a new 10x14 workshop with storage and a good size shed that needs repair or torn down. The sunroom and patio overlook the pond and the front yard to the south. The back deck, off the Master Bedroom, overlooks a large yard and garden area to the west. The remaining property is all wooded. There is a decent size bottom to the north that was logged several years ago. One can often watch deer and turkey browse by the pond or in the back yard. Black Walnut, Peach, Chestnut, Persimmon, and Plum trees are located on and within the 2 acre yard space. The wooded area contains Oak, Maple, Poplar, Cherry, and Walnut trees; among others. My wife and I planted 2000 white pine the first year we purchased the property. Several of those were planted as a buffer to the north wind and can be seen from the kitchen window and the back deck. Because of the pines planted on the east side of the house, the house can not be seen by neighbors to the east (about 150 yds). There is a partial fence to keep your favorite pet within sight and safe. Part of the fence on the west side needs repair.We are on city water and high-speed Internet. While we love our little place and have great neighbors within walking distance, the work required to keep the place looking good is too much for me at my age.
