1. Lease Duration
Lease Term: 12 months, 15 months (this is negotiable)
Start Date: Property available 2/15/2026
Renewal: Subject to landlord approval. Written notice required 60 days prior to lease end date.
2. Rent and Payments
Monthly Rent: $2600
Due Date: 1st of each month
Late Fee: $100 after 5 days.
Accepted Payment Methods: Online payment (preferred), money order, or cash.
3. Security Deposit
Amount: One month's rent
First month's rent due at the signing of lease. Rent to be prorated depending on tenant move in date.
All refundable deposits held in accordance with state/local laws
Fully refundable if all lease terms are met and no damage beyond normal wear and tear. A walkthrough inspection before the lease begins and at termination with the tenants is required.
4. Occupants
Only individuals listed on the lease may reside at the property. This can be flexible if the tenant wishes to add individuals to the lease.
Guests staying over 14 consecutive days require notice and approval of landlord.
5. Smoking Policy
-Strictly No Smoking: Smoking of any kind (including tobacco, marijuana, e-cigarettes, and vaping devices) is prohibited inside the property or on the decks.
-Violation may result in lease termination and forfeiture of security deposit
6. Pet Policy
-Maximum of 2 pets allowed (cats or dogs only, unless otherwise approved in writing)
-Breed and size restrictions apply (no aggressive breeds; weight limit: 60lbs)
-Pet Deposit: $250 per pet due upon signing of the lease. This deposit is non-refundable.
Tenant must:
Clean up after pets promptly
Keep pets leashed
Prevent excessive noise (e.g., barking)
Not allow pets to cause damage to property
Unauthorized pets will result in penalties and possible lease termination
7. Tenant Responsibilities
Maintain cleanliness and condition of the property
Tenants will pass a background check
Provide at least one reference
Have proof of income in the form of a w-2 or two pay recent pay stubs.
Promptly report all maintenance issues or damage (no less than 12 hours. 2 hours if property is in excessive risk of damage).
Change HVAC filters regularly (e.g., every 1 month)
Dispose of trash properly and timely
Keep yard and exterior areas neat
Abide by all coosawatee community rules and local ordinances
No illegal activity permitted on the premises
Respect neighbors and avoid disruptive noise, especially during quiet hours 10pm-7am.
8. Alterations and Modifications
No painting, remodeling, or structural changes without prior written approval
No satellite dishes or large fixtures to be installed without consent
9. Entry by Landlord
Landlord may enter the property with reasonable notice (typically 24 hours) for:
Repairs or maintenance
Inspections
Emergencies (no notice required)
10. Termination and Early Move-Out
Early termination by tenant will result in:
Forfeiture of deposit
Payment of remaining lease term or a re-letting fee (as outlined in the lease agreement)
Property must be left in clean, move-in ready condition
11. Governing Law
The lease is governed by the laws of the State of Georgia.
