The property is located 7 miles (11 minutes) North of Deer Park, just inside Steven's County, Washington. Ranch Road borders the property for easy access that does not require an easement agreement with neighboring properties. Ranch Road is a "dead-end", so traffic is light. Along Ranch road the acreage has a history of agricultural use and is clear for a driveway to the building site. A well was installed in 2002 just inside the tree line. The well has a 6 inch metal welded casing and is 52 feet deep. It had a static water level of 21 feet and an "air test" of 20 GPM. A septic system was installed in 2003 on the gently-sloping building site near the back of the open space near the tree line. The septic system has an unused 1,000 gallon tank and 300 feet of drain field with a designated replacement field. Electric power lines are located across Ranch Road and there is a clear pathway to the building site and well for a buried power line. The back of the property is a mix of mature trees with sloped ground that leads to a seasonal creek. This area is designated "Forest Land" to grow, manage and harvest timber and is popular with wildlife.
