We are open to a 6-month or 18-month lease term to align with the peak rental season (spring). No smoking is allowed in the home at any time for any reason. Cats and dogs welcome with no breed restrictions. Ample street parking if needed, but the carport fits one car and the driveway can fit another. Monthly (bi-monthly during spring & summer) lawn maintenance is included in the monthly lease.
Owner requires regular watering to maintain the health of all mature, existing, in-ground plants. There are several mature plants on the property, including rose bushes in the front garden beds and a crape myrtle tree in the front yard, as well as a riverside palm, a wall of trumpet vines and a variety of plants in the butterfly garden in the backyard. Any mature, in-ground plants that die and require replacing at the end of the lease term will be replaced using the security deposit. Renters are encouraged to plant additional plants in the butterfly garden, and use the raised beds in the front as desired.
The hallway bathroom in the home has designer wallpaper that is sensitive to exposure to products and water. Any damage by the tenant to the wallpaper at the end of the lease term will be repaired using the security deposit. Please be sure to use cleaning products that do not have harsh chemicals or bleach to ensure there's no damage to the wallpaper.
Tenant is required to have the home professionally cleaned upon move-out. If the home has not been cleaned professionally, an additional cleaning fee of $350 will be assessed.
Tenant will be responsible for all utilities, including electricity, natural gas, and water and internet. Home is wired for AT&T or Google Fiber internet. Owner covers trash.
